On November 4, 2026, Host Hotels & Resorts, Inc., a Bethesda, Maryland based real estate investment trust that trades on Nasdaq under the ticker HST, published its results for the third quarter of 2026. The company also raised its full-year outlook for hotel revenue growth. The figures cover hotels in the United States and are being read as a signal for the broader lodging industry.
The company describes itself as the largest lodging real estate investment trust in the nation. In the quarter, it said strong leisure and group demand lifted room rates, while business travel volume improved. One property, Alila Ventana Big Sur, closed for about a month after an evacuation mandate tied to nearby wildfires and was removed from the comparable hotel set.
Demand and pricing lifted results
Comparable hotel revenue per available room, known as RevPAR, rose 8.8 percent to $219.50 from $201.71 a year earlier, according to the company's release. A financial data service that summarized the report said average room rates climbed 5.7 percent and occupancy rose by 2.1 percentage points. Total RevPAR, which also captures food and beverage and other income, increased 7.3 percent to $348.19.
Adjusted EBITDA reached $347 million, up 8.8 percent from the third quarter of 2025. The same data service reported total revenue of $1,347 million, a 1.2 percent gain that fell slightly short of an analyst estimate of $1,355.15 million. Diluted earnings per share were $0.10, compared with $0.23 a year earlier and an analyst estimate of $0.14.
For the first nine months of 2026, comparable hotel RevPAR rose 6.6 percent to $237.21. The company also indicated that comparable hotel RevPAR for October grew about 6.5 percent over the same month of 2025, suggesting that gains continued into the fourth quarter.
Outlook and balance sheet
Host now expects comparable hotel RevPAR growth of 6.75 percent and total RevPAR growth of 6.0 percent for full-year 2026, measured against 2025. In its second-quarter report, the company had set those growth measures at a range of 4.75 to 5.25 percent, so the new projection marks a substantial upward revision.
After the quarter closed, the company amended and restated its $2.5 billion credit facility. The $1.5 billion revolver now matures in January 2031, while two $500 million term loans run to January 2031 and January 2032, with extension options that could align all maturities at January 2032. The company also acquired the 1 Hotel Brooklyn Bridge and the Renaissance Dallas at Plano Legacy West Hotel, and it said the renovation of the Ritz-Carlton Naples, Tiburon was substantially completed during the quarter.
Implications for workers and what to watch
For people working in hotels, the results point to steady rate growth and firm leisure and group bookings across a large portfolio, conditions that can support food and beverage and banquet activity. The summaries reviewed did not include staffing or wage figures, so they do not show direct effects on hiring or pay.
Several items bear watching. The company said the timing of a full recovery at its Maui properties, which are still recovering from the 2023 wildfires, remains uncertain. Observers will also track whether the October pace holds through the holiday season and whether the raised full-year outlook is met in the final quarter of 2026.
